Technical Operations Manager

About the Role
Hines is seeking a highly skilled Technical Operations Manager to join our team in Denmark. As a key member of our Management Services team, you will be responsible for the technical management and strategic direction of our residential and commercial assets.
Key Responsibilities
- Provide annual maintenance CAPEX and OPEX forecasts for each non-development asset in Denmark, ensuring continued best-in-class asset operation.
- Oversee the implementation of budgeted and non-budgeted maintenance CAPEX and OPEX.
- Drive year-on-year cost reduction of technical operating costs of each asset in the portfolio.
- Challenge existing engineering services to ensure Hines remains industry leading.
- Train, support, and Quality Control local on-site operations teams, focusing on technical operations, crisis management, equipment optimisation, energy efficiency, and tenant satisfaction.
- Develop and implement a review and inspection program for all assigned assets.
- Ensure technical information is maintained in accordance with regional data management policies.
- Provide emergency support and crisis response as needed.
- Assist the Hines Nordics Development and Construction teams in MEP design reviews, testing, and commissioning of new systems, snag-lists, and handover.
- Manage service agreement Request for Proposal and approval process with technical service providers.
- Identify energy improvement initiatives and cost plans to achieve such improvements.
- Understand Hines European Service Level Requirements and provide on-site training, support, and quality control as needed.
- Liaise with Hines central teams to strategise and deliver net zero carbon initiatives.
- Understand and advocate implementation of Hines global sustainability initiatives and objectives.
- Maintain professionalism and compliance with applicable company policies and procedures.
- Identify opportunities, develop strategies, and promote methods to mitigate risks and optimise technical management strategies across the Hines Nordics portfolio.
Requirements
- Education to a degree level in a construction/technical subject, with a commitment to further education.
- Minimum 10 years of experience in a real estate technical operations role, including 5 years in a management role with budgetary responsibility.
- Good command of written and spoken English and Danish.
